4 Bed, 1 Bath country style farmhouse - Kellyville NSW (North West Sydney Metro Area) Originally had this house available for $15,000 - $19,000 - now FREE OF CHARGE. Traditional country style farmhouse and offers plenty of living space throughout, offering 4 bedrooms, 1 Bathroom, spacious lounge and dining rooms, sunroom. Easy access – home situated on a large, flat block.

Whilst we originally had this house available for $15,000 – $19,000, I am now in a position to offer this house FREE OF CHARGE with some conditions. To take advantage of this offer we require the “purchaser” to provide us with information demonstrating they have done their homework and have the ability/capacity to complete the project. We will also require a small deposit/bond which will be fully refunded once the house and all relating debris has been removed.

To help anyone wanting to do more “homework” I have listed the answers to most of the questions we have received various persons enquiring:

Approvals: We are obtaining the DA to allow the house to be removed from the site – all other approvals and moving costs are to be paid by the purchaser.

Inclusions: Price includes the house with the blinds, curtains, stove, light fittings, fixed floor coverings and Bathroom, Laundry and Kitchen fixtures.

Costs: We are in the process of obtaining the council approval for the house to be moved from the block. There will not be any extra charge to the purchaser for this. Any other permits or approvals required would be at the purchaser’s expense. All other moving & related costs are to be paid by the purchaser.

Site Clean-up: We will require the site to left clear of any debris relating to the house.

Timeframe: Subject to the necessary approvals coming through council on time we are hoping that this house will be available for removal soon after the middle of January 2014. We don’t as yet have a deadline for when the house must be removed by. It could be assumed that the house would have to be removed by April or May 2014. We will be working through with the surveyors/development contractors this month to come up with a timeline for our project.

Floor plan/House size: This plan is from the real estate brochure and I have not personally verified the dimensions. From my calculations the house appears to be approximately 165m² (not including the Laundry). Areas on concrete floor are noted in blue shading on the attached floor plan.

Concrete Floor: The Kitchen, Laundry, Dining, Meals and Bathroom areas are on a slab, so will have to be dismantled and reassembled on a new concrete or timber floor on the new site. Areas on concrete floor are noted in blue shading on the attached floor plan.

Extensions: This house has had some extensions in its life – if you were requiring a smaller house some of these could be removed (i.e: the Sun room or Kitchen areas).

Asbestos: It appears there is what could be assumed to be asbestos sheeting under the vinyl cladding on the laundry and other extension areas of the house. These are encapsulated with external vinyl cladding which would meet requirements in most council’s areas. We would recommend independent verification with your local authority on this.

Price: As far as price goes, we wanted $15,000 for the house – but we will consider all offers. (Now available FREE OF CHARGE) If you would like to make an offer I will do my best to push it with my business partner.
